Terms & Conditions of Rental

1. Reservation Process

Reservations are confirmed upon receipt of a signed rental agreement and the required deposit. A reservation request does not guarantee availability until confirmed by the owner.

2. Rental Rates

• All rates are quoted in US Dollars (USD)
• Local tourism tax (5%) is added to all rentals
• Minimum stay: 4 nights (7 nights during Festive Season)
• Rates are subject to change without notice for non-confirmed reservations

3. Payment Terms

• 30% deposit required at booking confirmation
• Remaining balance due 60 days prior to arrival
• For bookings made within 60 days of arrival, full payment is required

4. Check-in / Check-out

• Check-in: 3:00 PM (15:00)
• Check-out: 12:00 PM (12:00)

5. House Rules

• Maximum occupancy: 8 guests
• No smoking inside the villa
• No parties or events without prior approval
• Guests must respect quiet hours (10 PM - 8 AM)

6. Included Services

• Welcome groceries
• Daily housekeeping (except Sundays and holidays)
• Pool and garden maintenance
• Bed linens and towels
• WiFi and utilities
• Concierge service

7. Liability

The owner shall not be liable for any injury, loss, or damage to persons or property during the rental period. Guests are responsible for their own insurance.

8. Force Majeure

The owner shall not be liable for failure to perform due to circumstances beyond our control, including but not limited to natural disasters, pandemics, government actions, or airline strikes.

Cancellation Policy

All cancellations must be made in writing via our contact form.

Date Changes

Date changes are subject to availability and may incur additional fees. Please contact us as soon as possible if you need to modify your reservation dates.

No-Show Policy

In case of no-show without prior notice, no refund will be provided and the full rental amount will be retained.
